    Quick Answer

What is Michigan form DC 100a?

Form DC 100a ends a Michigan tenancy without alleging that the tenant did anything wrong. For a month-to-month tenancy the notice period is generally one full rental period — commonly 30 days — and it must be served before an eviction case can be filed.

    Who files it

The landlord or property manager, served on the tenant. It is not filed with the court until the eviction case begins.

    Where it goes

Delivered to the tenant; the copy and proof of service are attached to the later court complaint.

    Filing fee

None to serve the notice. The later district court eviction filing fee is $45 plus service costs.

What you need before you start

    • The exact names of every adult tenant on the lease
    • The full rental address including unit number
    • The termination date, calculated after a full rental period
    • The date and method of service on the tenant

How to complete and file form DC 100a

    1. 1

Confirm the tenancy type — month-to-month, year-to-year, or an expired term.

    2. 2

Calculate the termination date so the tenant gets a full rental period of notice.

    3. 3

Complete DC 100a naming every adult tenant.

    4. 4

Serve by personal delivery, by leaving it with a household member, or by first-class mail, and document how.

    5. 5

If the tenant does not leave by the date, file a DC 102 summons and complaint with the district court.

Mistakes that get DC 100a rejected

    • Using this form for nonpayment of rent, which requires the 7-day demand on DC 100c
    • Counting the notice period from the day of service instead of from the next rental period
    • Omitting an adult occupant, so the judgment does not reach them
    • Attempting a self-help lockout, which is illegal in Michigan and exposes the landlord to damages
